Occupancy is one of the largest practical differences between strata renovation and new construction.

Residents may continue entering and leaving their homes every day. Deliveries, visitors, garbage collection, landscaping, parking and property management still need to function around construction.

A phased approach can divide the property into manageable work areas.

One building may be undergoing siding removal while another is receiving rainscreen and wall preparation. A completed building can move into finishing and deficiency review while crews advance to the next phase.

The exact sequence depends on the property, but the objective is controlled progression rather than opening every exterior area at once.

Scaffolding and access also need to be coordinated with occupied conditions. Townhouse gables, condominium elevations, balconies and upper-storey walls can require substantial access infrastructure.
