Depending on the project, that can begin with weather-resistive barrier and rainscreen preparation, continue through siding and architectural cladding, and extend into soffit, fascia and continuous gutter installation.

  • Repeated building types create opportunities for consistent exterior execution, but they also make differences easier to see. Window surrounds, siding transitions, panel joints, corners, entrances, balconies, gables and roof-edge details may repeat across dozens of units. Establishing the intended detail and carrying it consistently across the development is a major part of multi-family exterior construction.

  • Different buildings may also require different material combinations. Fibre-cement lap siding can form the primary facade while vertical siding, board and batten, architectural metal or panel cladding define entrances and feature elevations. Soffit and fascia then need to follow changing rooflines, and continuous gutters need to coordinate with the completed fascia and downspout locations.

Project types can include townhome developments, condominium buildings, apartment projects, multi-building residential communities and selected mixed-use or commercial exterior scopes that align with our exterior capabilities.

The defining feature of multi-family new construction is scale combined with repetition. A detached home may have one entrance condition or one sequence of siding transitions. A townhouse development can repeat those conditions across several units and multiple buildings. Apartment and condominium construction can extend the same exterior systems across long elevations, multiple storeys and numerous openings.

That changes how the exterior project needs to be delivered.

A builder may have several building types within one development. Interior townhouse units can share one elevation pattern while end units introduce additional walls, corners and roof conditions. Another building may use a different unit configuration or a different combination of architectural materials.

The exterior package therefore needs to follow the actual building types rather than assuming every structure is identical.

Fibre-cement siding can provide the primary wall finish across large multi-family projects. James Hardie and other fibre-cement systems can be incorporated as horizontal lap siding, vertical siding, board and batten or panel applications according to the project design.

Different siding formats can be assigned to specific architectural areas. Horizontal lap may cover the main residential walls while vertical siding distinguishes upper sections, entrances or gables. Panel cladding can create larger architectural surfaces around common entrances, stair areas or other prominent elevations.

Architectural metal can introduce further variation. Metal cladding may be concentrated around building entries, upper volumes, central features or other areas where the design calls for stronger lines and a different material character.

A multi-family project does not need one exterior material across every square foot. The important part is coordinating the different materials so repeated transitions remain consistent from building to building.

Panelized cladding systems create another construction requirement because visible joints and panel geometry need to relate to windows, doors, corners and adjoining materials. Once the pattern is established, repeated conditions need to follow that layout throughout the relevant elevations.

The concealed wall construction needs the same level of coordination.

Weather-resistive barrier installation occurs before the finished facade closes the wall. Where DuPont Tyvek is specified, Diamond Exteriors can provide its certified Tyvek installation capability as part of the exterior scope.

WRB work needs to continue around the actual building geometry, including openings, corners, roof intersections and penetrations rather than only across large uninterrupted wall surfaces.

Rainscreen installation follows the selected exterior system. Horizontal siding, vertical siding and panel cladding can require different substrate arrangements, so rainscreen preparation needs to correspond with the material installed over it.

This is particularly important on developments using several cladding directions or product types on the same building.

Windows and doors create a large number of repeated exterior transitions on multi-family new construction. A single townhouse building may contain many openings, and a larger apartment or condominium project can contain far more.

Each opening affects the WRB, rainscreen, flashing, trim and finished cladding around it. Repetition makes consistency important because the same window condition may appear across an entire elevation or development.

Balconies, patios and entrances create additional exterior zones. These areas can combine doors, railings, siding, soffit, columns, lighting and architectural cladding within the same portion of the building.

Covered entrances may also use different soffit or cladding materials from the standard residential elevations. These feature areas need to remain coordinated with the larger building exterior rather than being treated as isolated decorative installations.

Soffit and fascia can represent substantial quantities on townhouse and multi-family construction. Long eaves, repeated gables, entrance roofs, balconies and covered exterior areas can extend across several buildings.

Aluminum soffit may cover the majority of standard roof-edge areas while architectural soffit is used selectively where the project design specifies a feature finish.

Fascia establishes the roof-edge line and prepares the relationship between soffit, roofing and gutters.

Diamond Exteriors carries and installs continuous gutters. New-construction gutter work is therefore based on continuous gutter and continuous eavestrough systems rather than sectional gutter products.

On multi-family developments, gutter installation needs to account for repeated roof areas as well as downspout routes across completed elevations.

Downspout locations can interact with siding, cladding, balconies, sidewalks, entrances, patios and landscaping. Planning those routes around the finished building helps reduce conflicts once the exterior is nearing completion.

Construction phasing becomes increasingly important when several buildings are progressing simultaneously.

One building may be ready for WRB while another has windows and rainscreen complete. A third building may be ready for fibre-cement siding, and another may be approaching final soffit, fascia and continuous gutter work.

Diamond Exteriors can organize crews around those different stages instead of requiring the entire development to reach one common point before exterior work continues.

Multiple crews also support developments where more than one building needs exterior work at the same time. Scaffolding and access form another part of multi-family delivery. Apartment buildings, condominiums, tall townhouse elevations and complex architectural sections can require access beyond conventional ground-level residential installation.

Planning access with the exterior sequence helps prevent finished areas from being repeatedly reopened simply because another elevation was not considered earlier.

Material staging also increases in importance with project scale. Multi-family construction can involve substantial quantities of siding, cladding, trims, rainscreen materials, soffit, fascia and related components.

Buildings or phases may use different colours or material combinations, so installation needs to remain aligned with the correct project areas as work advances.

Project documentation becomes important for the same reason.

A development may contain different building types, colour packages, cladding elevations and repeated details. Keeping the approved exterior requirements clear helps reduce variation as multiple crews and phases move through the project.

Builders and developers also need a defined path toward deficiency completion and close-out.

Exterior work can be reviewed as buildings approach completion, with outstanding siding, cladding, soffit, fascia, gutter or other exterior items identified against the correct building or elevation.

Later trades can occasionally affect completed exterior work. Roofing activity, equipment access, deck construction or other site operations may create follow-up items after the first exterior installation is complete.

A structured close-out process allows those items to be addressed before final handover rather than leaving exterior deficiencies scattered across the development.

Selected commercial elements can also appear within multi-family new construction. A mixed-use development may contain commercial space below residential units, or a larger property may include an amenity building, office or other non-residential component.
